We are looking for a Property Accountant to join our diverse and growing team of property management professionals. We value people who are open and communicative, value transparency and integrity, and can maintain a sense of humor under pressure.

Accounts Payable Responsibilities

· Review accounts payable for accuracy, approve for posting to the general ledger, and prepare checks for payment.

· Review subsidy receivables for accuracy, post to tenant accounts, and coordinate with Housing Department to resolve subsidy payment issues with New York City housing agencies.

· Assist with preparation of quarterly and annual financial statements/reports and budgets to management, owners, and owners’ auditors.

· Prepare monthly financial reports for all properties

· Prepare journal entries.

· Request and maintain insurance and water & sewer schedules for all properties.

· Perform and review account reconciliations when adjustments to operating accounts are necessary.

· Prepare Form 1099 for vendors as needed.

· Prepare annual RPIE Reports.

· Cooperate with the Maintenance department, Housing department, and senior staff as required.

· Perform special projects as needed or as requested by senior staff.

Accounts Receivable Responsibilities

· Oversee accurate and timely receipting of resident and subsidy provider payments in Yardi Voyager 7S system.

· Answer tenants calls and correspondence regarding their accounts and follow up as needed.

· Investigate and reconcile any resident account discrepancies/inaccuracies resulting from court settlements/orders, changes in rental assistance amounts, and other issues that may arise.

· Review subsidy registers for potential issues. Coordinate with Leasing & Compliance and Maintenance departments to track and resolve subsidy payment issues with City/State subsidy providers.

· Reconcile monthly bank deposits with checks & online payments and perform monthly closing procedures.

· Manage all returned check transactions

· Manage security deposit requests and cash accounts, including bank reconciliations

· Calculate management fees

· Take ownership of monthly billing procedures, working with the Leasing & Compliance Department to ensure that all occupancy or lease adjustments are reflected in rent charges prior to posting.

· Assist with preparation of the monthly, quarterly and annual financial statements/reports and budgets to management, owners, and owners’ auditors/investors.

· Act as point of contact with city agencies and other rental assistance organizations to resolve payment issues that may arise and carry out any necessary procedures to set up new properties/accounts with such organizations

· Respond to attorney requests for information regarding resident payments for active legal cases

Qualifications
The ideal Property Accountant will be able to demonstrate:

· Bachelor’s degree (BA/BS) from a four year college or university in Accounting or related field and three (3) years of relevant professional experience strongly preferred; OR high school diploma and at least five (5) years of professional accounting experience with progressively increased responsibilities.

· Proficiency in Excel and experience with Yardi and/or other property management software.

· Strong organizational skills and pride in attending to details.

· Initiative and excellent time management skills in handling multiple projects to meet deadlines.

· Respect for the dignity of, and cultural diversity among, all residents, families, visitors, vendors and fellow employees to ensure a professional, responsible, and courteous environment.

· Ability to exercise discretion and maintain confidentiality when dealing with sensitive information.
